What is a channel manager — and how to set one up
What a channel manager does for a host on Airbnb, Booking.com and other portals, the difference between a calendar link and a direct connection, and six steps to have every portal in step.

- A channel manager keeps one calendar per unit and closes a night on every portal once it is sold on one.
- Portals connect in two ways: a calendar link (iCal), which carries dates on each refresh, or a direct connection, which carries bookings and prices as they happen.
- One unit on one portal does not need one. With two portals, or two units, a double booking is only a matter of time.

List where you sell
Write down every portal and listing per unit — Airbnb, Booking.com, Vrbo, your own booking page — and decide which you keep.

Choose the calendar that decides
One calendar has to be the source of truth. Make it the channel manager's, and stop changing availability on the portals by hand.

Connect the first portal
Use a direct connection where the portal offers one. Otherwise swap calendar links both ways: the portal's link into the channel manager, and the channel manager's link into the portal.

Match every unit
Each listing must point at the right unit. Three apartments on two portals means six connections — one crossed link sells the wrong flat.

Bring in what is already booked
Import the stays you already have, check them against each portal's reservations, and close the nights you keep for yourself.

Test both directions
Block a night in the channel manager and watch it close on each portal; block one on a portal and watch it arrive. Then open them again.

Questions
What is the difference between a channel manager and a PMS?
A channel manager keeps the portals in step. A property management system (PMS) runs the rest — guests, check-in, cleaning, invoices. Small hosts usually want both in one tool, and more and more tools are both.
Is a calendar link (iCal) enough?
For a few units on two or three portals, often yes. Its weak spot is the refresh window: a night can be sold twice before both calendars update. A direct connection closes that gap.
Does a channel manager cost more per portal?
Some charge per portal or per booking. In Staywick channels are part of every plan, and the price does not change with the number of portals.
Can I still change things on Airbnb or Booking.com?
Yes — but not availability. Once the channel manager keeps the calendar, a night opened by hand on one portal is unknown to the others. Keep policies, photos and texts on the portals, and the calendar in one place.
