AMA number and climate resilience fee for short-term rentals in Greece (2026)
Who must register with AADE, what the Short-Term Stay Declaration asks for and by when, and what the climate crisis resilience fee (τέλος ανθεκτικότητας) costs and how it is paid — from the law and the official AADE pages.

In short
- Every short-term rental needs an AMA (Αριθμός Μητρώου Ακινήτου, property registration number) from AADE before it is listed or rented, and the number must appear in every listing and advert.
- Each rental is reported in a Short-Term Stay Declaration (Δήλωση Βραχυχρόνιας Διαμονής) by the 20th of the month after the guest leaves.
- The climate crisis resilience fee is charged per night per unit, not per person: €8.00 from April to October and €2.00 from November to March, or €15.00 and €4.00 for a detached house over 80 m².
Registration: the AMA and the stay declaration
Who must register
Every property manager (διαχειριστής ακινήτου) — the owner, a usufructuary or a sub-lessor — who rents out a property for stays under 60 days with nothing beyond the stay and bed linen, through a platform or not. Each rentable unit, and each room listed on its own, gets its own AMA; one unit on two platforms still has one.
Deadlines
The AMA before the property is listed or rented; it is issued online at once. The Short-Term Stay Declaration by the 20th of the month after departure — a guest leaving on 28 November is declared by 20 December — and a month with no departures needs none. Each year, complete the registry, with co-owners and their income shares, by 28 February.
Where
Online on myAADE / TAXISnet, in the application Βραχυχρόνια Μίσθωση Ακινήτων (short-term property rental), with your own TAXISnet login. A foreign owner first needs a Greek tax number (ΑΦΜ), which can be requested on myAADE; when you stop renting, you close the AMA in the same application.
What you enter
For the registry: the property's ΑΤΑΚ (property tax identifier), address, square metres and who receives the income, in what shares. For each stay: the AMA, arrival and departure dates, the total rent excluding VAT and the visitor and resilience fees, the payment method, the platform, and one tenant — a Greek by tax number (ΑΦΜ), a foreigner by full name and passport number.
Software
AADE's pages describe only the myAADE web application; we found no official API for the registry or the declarations, so they are entered there by you, or for a company by its legal representative or an authorised accountant. If a direct connection matters to you, confirm it with AADE.
Fines
Not registered, or no AMA on the listing: 50% of the year's gross rental income, at least €5,000, with 15 days to put it right and double for a repeat within a year. A missing or inaccurate declaration: twice the rent shown on the platform on the day of the inspection; a late one: €100, waived if the income was in that year's tax return.
Climate crisis resilience fee (τέλος ανθεκτικότητας)
- What it is
- The Τέλος Ανθεκτικότητας στην Κλιματική Κρίση (climate crisis resilience fee) replaced the old overnight-stay tax on 1 January 2024. It goes to the State, is collected by AADE and is charged per night per rented unit.
- Who sets the amount
- National law, the same across Greece: Law 4389/2016 art. 53, as replaced by Law 5162/2024 from 2025. The separate municipal visitor fee (τέλος διαμονής παρεπιδημούντων) is 0.5% of net rent, up to 0.75% if the municipality decides, and is paid only by hosts with a business registration: individuals with 3 or more properties, companies and tourist accommodation. Private individuals with up to 2 properties do not pay it.
- Amounts since 2025
- Per night per unit: €8.00 from April to October and €2.00 from November to March; for a detached house (μονοκατοικία) over 80 m², €15.00 and €4.00. A 5-night July stay in an apartment is €40, a 5-night December stay €10. We found no different amounts for 2026, but confirm them with AADE.
- What is not charged
- Free stays (δωρεάν διαμονή), which are still counted in the return and then subtracted, and rentals of 60 days or more. The fee is per unit, not per person, so the number and age of guests change nothing; the sources name no exemption for children or residents.
- How it is paid
- The guest pays it after the stay and before leaving, against a special receipt (ειδικό στοιχείο – απόδειξη είσπραξης τέλους ανθεκτικότητας) showing the guest's name, the dates and the total. You pay it to AADE with a monthly return on myAADE by the last day of the month after the receipt — January's receipts by the end of February — even as a private individual; a month with no stays needs no return.
For every guest
- Before you list, register the property on myAADE, get the AMA and put it in every listing and advert.
- Before the guest leaves, collect the resilience fee and issue the special receipt.
- By the 20th of the month after departure, file the Short-Term Stay Declaration.
- By the last day of the month after the receipt, file the fee return and pay AADE.

Questions
Do I need an AMA for direct bookings too?
Yes. Since 1 January 2024 the rules apply whether the booking comes through a platform or not; a direct booking is declared with the platform set to 'Other' and the words Εκτός πλατφόρμας (off platform).
Do I have to declare every guest, children included?
The declaration records one tenant per rental — a Greek by tax number, a foreigner by name and passport number — and the official sources say nothing about children. The resilience fee is per unit, so the size and ages of the party do not change it.
Can I still register a new rental in central Athens?
Not in municipal districts 1, 2 and 3: new registrations are frozen for 2025 and, according to the Ministry of Tourism, for 2026. Renting there without a registration from before 2025 costs 50% of the rental income, at least €20,000.
Can I include the resilience fee in my price?
Yes. AADE accepts the fee inside the platform price, or a flat €8.00 all year with €2.00 paid over in the low season, as long as the amounts are kept separate and any excess is declared as rent and taxed.
